Reconstruction After Water Damage
Once the water is out and the house is dry, you're left with open walls, missing flooring, and a long list of decisions. Hourglass Builders handles that next part. We're a licensed general contractor in Orlando (CGC1536557) focused on complex residential reconstruction. That means rebuilding homes after water intrusion, hidden damage, and insurance losses, carefully and correctly, from the exposed structure through the final finishes.
We don't do emergency water extraction, drying, or mold assessment. We start where those specialists finish.
Mitigation dries it out — we rebuild it
Water damage recovery usually happens in two separate phases, often handled by two different companies.
Mitigation comes first. A mitigation company removes standing water, makes flood cuts, pulls out wet materials, and dries the structure with fans and dehumidifiers. When mold is a concern, it's assessed and addressed by the appropriate professionals. The goal of this phase is to stop the damage and get the home dry and stable.
Reconstruction comes next, and that's our job. Once the drying is done and the affected areas have been cleared, we take over the open framing and put the home back together. We inspect what's exposed and repair the structure where needed. Then we rebuild through drywall, flooring, cabinetry, tile, trim, and paint.
A clean handoff matters. When mitigation is complete, we review the condition of the structure and the scope of work. Then we plan the rebuild so nothing gets missed and nothing gets covered up that shouldn't be. If you're still in the mitigation phase, see our mitigation partners page.
What we rebuild
Kitchens: framing, drywall, cabinetry, countertops, and finishes
Bathrooms: walls, tile, tub and shower surrounds, vanities, and fixtures
Living, dining, and hallway areas affected by flood cuts or open walls
Flooring throughout the affected areas
Framing and structural repairs found once walls and ceilings are opened
Damage uncovered during the work, such as water or termite damage hidden behind finished surfaces
Exterior areas tied to water intrusion, such as porches and entries
Projects left unfinished by another contractor
All work is performed by licensed and qualified subcontracted trades. Owner Tyler Hansen oversees every project, so you have one accountable point of contact from start to finish.
Working with your adjuster and insurance scope
Many of our water damage projects are insurance reconstruction. We're used to working from an adjuster's scope of loss. We can walk through that scope with you, compare it with what we see on site, and point out anything that looks incomplete.
Hidden damage often shows up once work begins. When it does, we document it and communicate it clearly, so you and your adjuster can decide on the next steps with the facts in front of you. We don't make coverage decisions. Those belong to you and your insurance company. Our job is to give you an accurate picture of what the home needs to be rebuilt properly.
Our process
Call and initial conversation. Tell us where things stand: whether mitigation is finished, whether there's an insurance claim, and what's been opened up so far.
Site visit and review. We look at the exposed structure and any mitigation or insurance paperwork you have, then talk through what the rebuild involves.
Scope and plan. We put together a clear scope of work and the order the work will happen in, and we coordinate with your adjuster where needed.
Reconstruction. We schedule and manage the trades, address structural issues first, and rebuild through finishes. We keep you updated as the work moves along.
Final walkthrough. We walk the finished space with you and make sure everything is complete and done right.
More detail is on our process page.

Frequently asked questions
Do you do water extraction or drying?
No. We don't provide emergency water extraction, drying, or mold assessment. Those services come first and are handled by mitigation and environmental specialists. We step in after mitigation is complete and handle the reconstruction.
When should I call you?
You can call while mitigation is still underway or after it's done. Calling early gives us time to understand the situation and plan the rebuild. The reconstruction itself starts once the home is dry and the affected areas have been addressed.
Can you work with my insurance company?
Yes. We regularly work from insurance scopes of loss and can coordinate with your adjuster. We'll help you understand the scope and document anything else we find. Decisions about coverage are made by you and your insurer.
What if more damage is found once the walls are opened?
It happens often, especially with water and termite damage. We'll document what we find, explain what it means for the repair, and talk with you (and your adjuster, if there's a claim) before moving forward.
Who actually does the work?
The work is performed by licensed and qualified subcontracted trades. Owner Tyler Hansen oversees each project, and Hourglass Builders is the licensed general contractor responsible for the job (CGC1536557).
Can you finish a project another contractor started?
Yes. We take on rescue and unfinished projects. We'll start by reviewing what's been done and what condition it's in, then plan how to finish it properly.
Ready to rebuild?
If the drying is done, or nearly done, and you're ready to plan the rebuild, let's talk.
